Australian home loan rates this week
We compile advertised home loan rates from major lenders using the government's Consumer Data Right. This is an indicative snapshot, reviewed periodically, not a live feed. Here's where the market sits, and how yours might compare.
WARNING: These are advertised interest rates, not comparison rates. A comparison rate is true only for the examples given and may not include all fees and charges. Different terms, fees or loan amounts might result in a different comparison rate. Comparison rates are based on a $150,000 loan over 25 years.
The sharpest advertised rate we track is 5.84%, but the average Australian is actually on 6.11%, a 0.27% loyalty tax. That gap is money existing customers hand back for not checking.
The RBA cash rate has been rising
Lenders price variable rates off the cash rate, so its direction sets the tone for what you'll pay. It's currently 4.35%, and existing borrowers are the ones banks bank on not checking.
What the market is pricing in
ASX cash-rate futures currently price the rate easing to around 3.10% over the next year. Fixed rates tend to move first, so they feel like they're easing. This is market sentiment, not a forecast or advice.
